RENTAL APPLICATION PROCESS

Screening Process: All applicants must complete and fill in each section of the application. If it doesn’t apply to you, please mark N/A. We will need a COMPLETED application for each adult (18 years of age and older) occupying the property.

(1) Income History: Employment must be current and verifiable with a minimum of one (1) year OR income equaling three (3) times the annual monthly rent. Verifiable income includes: confirmed by employer, trust officer, tax returns, or other satisfactory documentation as required.

For combined income, ie. roommates, each roommate should earn 1 ½ times the rental amount. If one or more roommate(s) do(es) not meet the minimum, at least one (1) roommate must meet the three (3) times rental rate requirement.

(2) Credit History: To determine credit worthiness, we will run a credit report. Applicants are required have a 75% positive credit minimum. No credit history or a limited credit history will be treated as meeting the credit minimum. No open bankruptcies will be considered unless approved by management.

(3) Rental History: A minimum of one (1) year verifiable positive rental/residence history is preferred and no negative rental history for the previous five (5) years, when possible.

(4) Criminal History: Applicants must meet our Criminal History Standard. No registered sex offenders. No felony convictions less than ten (10) years old that involve violent crimes against persons or property, including but not limited to murder, kidnapping, assault, arson, robbery, burglary, terrorism or that involve the manufacturing or distribution of drugs. Other felony convictions must be a minimum of five (5) years old. Convictions of any drug related offenses involving possession, or alcohol related offenses where there was no permanent injury or death, must meet a two (2) year minimum. Successful completion of any felony sentence at a minimum of two (2) years and no new criminal activity for at least two (2) years. No applicant with outstanding warrants or crime that is awaiting trial will be approved.

*If the applicant would like management to review information regarding a felony conviction or a current arrest or warrant as part of their rental application, the tenant may submit that information to management along with their application and it will be approved on a case by case basis.

APPLICANTS MAY BE DENIED FOR THE FOLLOWING REASONS:

  • Prior or pending evictions
  • Foreclosures within the past three (3) years with unresolved judgment
  • Monies owed to an apartment, community or landlord
  • Bankruptcy in the last six (6) years or pending bankruptcy
  • Falsifying information on application
    • Registered sex offender

*If the applicant would like management to review information regarding a felony conviction or a current arrest or warrant as part of their rental application, the tenant may submit that information to management along with their application and it will be approved on a case by case basis.

If an applicant DOES NOT meet any of the criteria above, he/she may be asked to pay an additional security deposit up to, but not exceeding 1 ½ times the rent or be given the option of obtaining a co-signer (who must meet above criteria.) If the applicant DOES NOT meet two (2) of the four (4) criteria, applicant will be required to pay full 1 ½ times the month’s rent as a security deposit and have a co-signer.

ANIMAL QUALIFICATIONS AND RULES

Animals, including assistive animals, must be disclosed.  You must fill out a separate PetScreening.com application for each animal. This applies to any animal that will occupy the home, including service animals, therapy animals, emotional support animals, etc. First animal is $20 to register, additional animal $15 (these fees are non-refundable). No fees for service animal applications. PetScreening.com is an independent third party animal screening service.

Your pet screening “paw score” will determine the amount of additional monthly Pet Rent which is paid per animal.

The following are the animal rent amounts that will be added to the monthly rental amount:

  • 5 Paws – No Increase
  • 4 Paws – $10.00/mo
  • 3 Paws – $25.00/mo
  • 2 Paws – $40.00/mo
  • 1 Paw – $55.00/mo

Please note: the following dog breeds are restricted by landlord insurance policies, and you would be required to provide your own animal liability insurance covering the specific dog and naming both our brokerage and the property owner as additional insured on the policy:

  • Pit Bull Terriers– Staffordshire Terriers– Rottweilers– German Shepherds
  • Presa Canarios– Chows– Doberman Pinschers– Akitas
  • Wolf-hybrids– Mastiffs – Cane Corsos– Great Danes
  • Alaskan Malamutes– Siberian Huskies

*Female cats must be fixed and declawed or fixed and outdoor only. No male cats are allowed.

*ABOVE CRITERIA DOES NOT APPLY TO SERVICE ANIMALS

All animals(s) are to be well behaved and no animals(s) will be allowed to disturb any other residents or neighbors. All animal(s) are not to cause any damage to property. All animal(s) are to be walked on a leash and only in areas designated by the owner/landlord and the Homeowners’ Association.

Tenant will be responsible for any and all damage caused by animal(s) on the property or in the community and will indemnify and hold harmless owner/landlord/management for, from and against any and all claims arising due to the animal(s). Tenant agrees that the animal(s) will be licensed in accordance with all applicable state and local provisions. Owner/landlord and/or management reserves the right to require immediate removal of the animal(s) at any time upon any violation of these rules.
